To
find the right combination of price and condition to expedite the
sale, you can call three Realtors, or, you can get an appraisal of
the house by a certified member of the Society of Real Estate Appraisers
(SREA). The latter is beneficial in two ways:
(1) you know exactly what the house is worth and (2) the buyer can
use the appraisal to expedite his or her loan. The appraisal value
of the house is acceptable to the bank for a six-month period, and
the contract price cannot exceed the amount unless you have an all-cash
buyer or the buyer agrees to personally pay the difference for the
home in cash at closing
