gives the seller the ultimate attention of the Realtor, regardless
of who sells the close, sub-agent, buyer-agent, cobrokering office,
seller, etc. A commission is due and payable to the broker who is
the agent of the property. Having fully exercised diligence in finding
a buyer through his or her own efforts, or MLS, etc., the Realtor
gets paid a full commission as agreed upon in the listing contract
which, by the way, must have a starting and ending date.
Choosing
the Right Realtor
When
you list your home, you can almost bet it will be sold through the
cooperation of an office other than the one with whom you listed your
property. Most of the time your property will sell though the multiple
listing service before the listing is into the third or fourth month
of the listing agreement. Why? Hopefully, you have studied closely
a CMA and priced your home to sell, not wasting the time of both yourself
and the Realtor. You may have had your property listed once or maybe
even twice with different companies before it sells. If that is the
case, most Realtors will have explained again and again about your
property being over priced, so that you probably will be ready to
reduce your asking price to a fair market value.
